House clearance vs skip hire in Dublin: which is cheaper and easier?

For clearing a furnished house or flat in Dublin, a man-and-van clearance is usually both cheaper and easier than hiring a skip, because the labour is included, nothing needs a permit, and the awkward items such as fridges and mattresses are taken rather than refused. A skip wins when the waste is heavy builder’s rubble or the job will run over weeks of DIY. The right answer depends on what you are throwing out, where it is, and who is going to carry it.

How does skip hire work in Dublin?

You choose a size, the skip company drops it on your driveway or the road outside, you fill it over a set hire period, and they collect it and dispose of the contents. Skips are sized in cubic yards: a mini skip of around two to three yards for a small clear-out, a midi of four to five, a standard builder’s skip of six to eight, and larger twelve-yard and roll-on skips for big jobs.

The price covers delivery, collection, disposal and the hire period. What it does not cover is the labour, the permit if you need one, or the items the skip company will not accept.

Do you need a permit for a skip in Dublin?

If the skip sits on a public road or footpath, yes. Dublin City Council and the county councils (Fingal, South Dublin and Dún Laoghaire-Rathdown, plus Kildare and Wicklow further out) each require a permit, sometimes called a skip licence, for skips on public property, with conditions about position, lighting at night and how long it can stay. The skip company often applies on your behalf and adds the cost to your bill.

If the skip fits entirely on your own driveway or front garden, no permit is needed. The catch is that huge numbers of Dublin homes, from redbrick terraces in Phibsborough to Victorian houses in Rathmines to apartment blocks everywhere, have no driveway at all.

What can you not put in a skip?

More than most people expect. Most skip companies will not accept fridges, freezers, televisions, monitors, tyres, paint, gas cylinders, batteries or asbestos in a general skip, and many charge extra for mattresses or exclude them altogether. Plasterboard is frequently required to go in a separate skip.

For a house clearance, that is a problem, because a fridge, a television and two or three mattresses are in almost every house. You end up with a full skip and a separate trip to the recycling centre for the things it would not take.

There is also the neighbour problem. A skip left on a Dublin street overnight tends to acquire other people’s rubbish, and you pay to dispose of it.

How does a man-and-van house clearance work?

You send photos of what needs to go, you get a quote priced by the van load, and on the agreed day a two-person crew arrives, carries everything out, sorts it as they load, and takes it away. There is no permit, because the van parks like any other vehicle and is gone once the job is done.

The crew sorts as it goes: furniture and goods in good condition go for reuse or donation, recyclables are separated, electricals are kept aside for WEEE recycling, and only the genuine waste goes to a licensed transfer station. A skip does none of that; everything in it goes to the skip company’s facility as mixed waste.

A clearance crew will also take the things a skip will not. Fridges, freezers, televisions and mattresses are everyday items on our van. Hazardous waste such as chemicals, gas cylinders and asbestos is not, and neither option solves that; it needs a specialist.

Which is cheaper for a house clearance?

For a furnished house or flat, usually the clearance. A skip’s headline price looks lower, but once you add the permit, your own time, a van or car for the items the skip refused, and possibly a second skip because the first filled faster than you thought, the gap closes and often reverses. For a few bags of garden waste or a small amount of rubble from a kitchen job, a mini skip on the driveway can be cheaper, if you are happy to fill it yourself.

When does a skip genuinely win?

Be honest with yourself about three situations.

Renovation rubble. Bricks, concrete, tiles, plaster, soil and old kitchen units are heavy, dense and dirty. A box van is the wrong tool for them, and a clearance crew would be slower and dearer than a skip. If you are stripping a bathroom or digging up a patio, hire a skip or use a builder’s waste collection service.

Long DIY projects. If you are clearing a house gradually over several weekends, doing a bit each Saturday, a skip on the driveway lets you work at your own pace. A clearance crew needs the job ready on a given day.

You have a driveway, a strong back and willing friends. If all three are true and the waste is straightforward, a skip can be the cheapest option. Count the trips to the recycling centre for the things it will not take before you decide.

Can you use both?

Yes, and for a renovation it is often the right answer. A clearance crew takes the furniture, carpets, white goods and loose contents first, so the house is empty and sorted for reuse, and then the builders bring in a skip for the rubble. It keeps the reusable items out of the mixed waste and keeps the skip for what skips are good at.

Frequently asked questions

Do I need a permit for a skip on my own driveway?

No. Skip permits in Dublin apply to skips placed on public roads, footpaths or other public property. If the skip sits entirely on your own property, no permit is needed, but check the access is wide enough for the lorry to drop it.

Can a clearance crew take things a skip company will not?

Mostly, yes. Fridges, freezers, televisions, mattresses and electricals all go on our van and are separated for proper recycling. The exceptions are hazardous materials such as asbestos, chemicals, paint in quantity and gas cylinders, which neither a skip nor a clearance van should take; ask us first about anything unusual.

Is a man-and-van service legally allowed to take my waste?

Only if it holds a Waste Collection Permit, and you are entitled to ask to see it. We operate under permit NWCPO-25-13287-01 from the National Waste Collection Permit Office, and everything we collect goes to licensed facilities. Anyone offering to take waste for cash with no permit is where a lot of fly-tipping starts, and the householder can be held responsible for where it ends up.

How long can a skip stay on the road outside my house?

As long as the permit allows, and the conditions differ between Dublin City Council and the county councils. The skip company normally knows the local rules and can tell you how long the permit runs and whether it can be extended. Plan the job so the skip is full before the permit runs out, because an extension is not always possible.

How full can I fill a skip?

Level with the top of the sides and no higher. A skip loaded above the rim, or with things sticking out, cannot be lifted safely, and the driver can refuse to take it until it is reduced. Heavy material such as soil and rubble can also reach the skip’s weight limit long before it looks full.

How do I stop neighbours and passers-by filling my skip?

Have it delivered as close as possible to the day you start, fill it quickly, and ask the skip company whether they offer a cover or a lockable skip. A skip on a private driveway is less of a target than one on the road. With a clearance van the question never arises, because nothing is left sitting outside overnight.

Can I put a skip in a shared driveway or an apartment car park?

Only with permission from whoever owns or manages that space. In a managed development that means the management company, and some do not allow skips at all because of fire lanes, residents’ parking or the weight of the lorry. Ask in writing before you book, and if the answer is no, a van that loads and leaves is usually the simpler route.

Is a skip bag a good alternative to a skip?

For a small amount of garden waste or light DIY rubbish, it can be. You buy the bag empty, fill it yourself, and a lorry with a crane arm collects it, so it has to sit somewhere the arm can reach from the road. The same restrictions on what can go in usually apply, and you still do all the lifting.

Is a skip or a van better for garden waste?

It depends on the amount. A few bags of cuttings, broken pots and old garden furniture can go on the van as part of a house or shed clearance. A garden full of hedge cuttings, soil or sods is a bulk green-waste job, and a skip or a dedicated garden waste service is usually better value.

Which is quicker if a house sale is closing soon?

A clearance crew, in most cases. A van-load clearance is usually done in a day once it is booked, while a skip needs delivering, filling by you, possibly a permit, and a separate trip to the recycling centre for what it refused. If the solicitor has given you a closing date, send photos early so the clearance can be booked around it.
