How every service works

Whatever the job, the process is the same. You send photos; we send a fixed price that covers the two-person crew, the van, the loading and the disposal. On the day we take everything from where it is, sort it on the van so reusable and recyclable items are kept apart from waste, and deliver what is left to a licensed waste transfer station under our Waste Collection Permit (NWCPO-25-13287-01).

We do not take hazardous waste: asbestos, chemicals, gas cylinders, clinical waste, or large volumes of rubble and soil. Rubble and other builder’s waste need a skip or a builder’s waste collection rather than a clearance van.

Which service do I need?

Go by the size of the job: a whole home is a house or apartment clearance, one space is an attic, garage, shed or storage unit clearance, and a few bulky pieces are furniture removal. Bags and odds and ends are junk removal, and a loved one's home or a very full house is a bereavement or hoarder clearance. If unsure, send photos; the price is the same whichever you pick.

Can you do several of these on one visit?

Yes, and it is cheaper. A house clearance that includes the attic, the shed and the garage is one job and one quote. Tell us everything that needs to go.

Do you work for businesses as well as homes?

Yes. Offices, shops, small commercial units, landlords and management companies. We are fully insured and can provide an insurance certificate for building managers.

What is the difference between junk removal and a house clearance?

Junk removal is for a load that is already gathered: bags, broken furniture, a tenant's leftovers or the pile from a clear-out. A house clearance empties rooms as they stand, with the crew working through wardrobes, presses and the attic and keeping what stays apart from what goes. If it is a whole room or more, it is a clearance.

When is it furniture removal rather than junk removal?

When the job is a few specific pieces, such as a sofa, a wardrobe, a bed or a dining set, that need carrying out of the house, often from upstairs. Junk removal is the mixed load of bags, broken bits and odds and ends. Both are quoted from photos on volume and access, so pick whichever is closer and the price works out the same.

How are bereavement and hoarder clearances different from a standard house clearance?

Both are quoted from photos like any clearance; what changes is the pace and the care. A bereavement clearance goes at the family's speed and can be done in stages, while a hoarder clearance means slower sorting, looking for documents, cash and keepsakes as we go, and involving the person where they want to be. In both, anything personal is set aside rather than loaded.

Why is apartment clearance listed separately from house clearance?

Because the logistics differ, not the work itself. Apartments can mean a lift that has to be booked with the management company, a loading bay or limited parking, and sometimes several flights of stairs with no lift at all. Tell us the block and the floor and we plan around its rules, then clear it exactly as we would a house.

Why book a shed, garage or attic clearance rather than junk removal?

Because a space clearance empties the whole space, including the heavy and awkward things at the back, and leaves it swept. That usually works out better value than collecting the contents a pile at a time. Junk removal suits a one-off load you have already pulled out and gathered together.

Is there a separate garden clearance service?

Not on its own, but garden rubbish can go with a junk removal or a shed clearance: broken furniture, pots, an old barbecue, and bagged leaves and prunings in reasonable amounts. Anything bigger, such as a garden's worth of green waste, soil or hedge cuttings, is better handled by a skip or a dedicated garden waste service.

What if what I need cleared is not on the list?

Send photos anyway. The services listed are the jobs we are asked for most, not a limit, and most things in a home, garden or business can go on the van. The only things to check with us first are hazardous items such as chemicals, gas bottles or anything that might contain asbestos.
