Clearing family homes around Beaumont
Beaumont filled up in the two decades after the Second World War. Dublin Corporation and private builders laid out estates of two-storey semis on either side of Beaumont Road and Collins Avenue, on roads like Shantalla Road, Elm Mount Avenue and the Kilmore roads towards Artane. The hospital arrived later, opening on Beaumont Road in the 1980s, and it now dominates the area with its traffic, its staff and its visitor parking.
The houses are what you would expect of the period: three bedrooms, a bay window, a driveway where the front garden was, a garage or side passage, and a long back garden. Attics were floored, kitchens were extended, and the families stayed.
That last point is why we are here so often. A house that has been home to the same people since the 1950s is coming up for sale, and someone has to empty it before the estate agent’s photographer arrives.

What comes out of a Beaumont house
- The whole house, room by room, when a parent has died or moved into care and the home is being sold. We work at the family’s pace and check anything personal with you before it leaves; see bereavement clearance.
- The attic, which in Beaumont is usually floored, ladder-equipped and full. Our attic clearance page explains the process.
- The garage, often a block-built one at the side, with everything a careful householder kept for forty years.
- Period furniture such as teak sideboards, wardrobes with mirrored doors, dining suites and divan beds that no longer have a market.
- The shed, the greenhouse frame and the garden ornaments when a buyer wants the garden cleared as well.
Where furniture is sound it is set aside for reuse or donation, recyclables are pulled out, and what is left goes to a licensed waste transfer station rather than anywhere else.
Hospital traffic, driveways and timing
Beaumont is two places for parking. Away from the hospital, on the estate roads towards Artane and Santry, nearly every house has a driveway and the van reverses up to the door. Close to the hospital, on Beaumont Road and the roads just off it, visitors fill every space from early morning, so a driveway matters more and we keep the loading brisk when we have to use the road.
Beaumont Road itself is busy with buses and hospital traffic, and Collins Avenue is a main route across the north side, so for a house fronting either we avoid the rush hours. The estate roads behind them are quiet.
Many Beaumont houses have a side passage with a gate and a shed or garage at the end of it. Unlock the gate before we arrive and shed contents go straight to the van without coming through the house.
Inside the houses, straight stairs and square landings make even a wardrobe manageable. Tell us if the electricity has been disconnected in an empty house, because we plan the day around daylight when it has.
Why Beaumont families call us
The typical call is from a family living elsewhere in Dublin or abroad who need a parent’s house emptied, cannot take a week off to do it, and want to be sure that what can be reused will be. They send photos of each room on WhatsApp, we quote for the whole job including the attic and garage, and we agree a date that suits the solicitor and the agent. If nobody can be there on the day, we agree with you how we get in and we send photos of the empty rooms when we finish.
What may leave the house before probate is granted comes up in nearly every one of these conversations. This plain-English note on clearing a house before probate is worth ten minutes before you book anyone.
Fully insured and holding a current Waste Collection Permit, we work six days a week across the north side. Beaumont runs into Artane along the Kilmore roads, Santry across Shantalla and Whitehall down Collins Avenue, and a job split between two of them is easily done.
