Clearing homes in Kilmainham
Kilmainham has layers that go back centuries. The Royal Hospital, now IMMA, has stood above the Liffey since the 1680s, the Gaol closed in the 1920s and is now a museum, and the terraces and cottages between them along the South Circular Road, Old Kilmainham, Kilmainham Lane, Mount Brown and Bow Lane went up in the Victorian decades to house artisans and tradesmen. In the last twenty-five years the old mill and yard sites along the Camac have been turned into apartment blocks, and the area has a busy rental market because St James’s Hospital, Heuston station and the Luas red line are all within a walk.
That means our Kilmainham work splits in two. One half is apartments: a landlord or agent needing a flat emptied between tenants, with a lift to book and nowhere obvious to park. The other half is houses that have been in the same hands for generations, cleared after a bereavement or a sale, with a basement and a return as full as the rooms.
Two people and a box van do both. We quote from the photos you send, carry everything out by hand, and ask only that you keep aside what is staying.

What we clear in Kilmainham
- Apartments on Kilmainham Lane, Mount Brown, Inchicore Road and around the Gaol, for landlords, letting agents and owners selling. See our apartment clearance service for the lift and management company routine.
- Victorian terraces and cottages on and off the South Circular Road, including basements, returns and small back yards.
- Bereavement clearances, taken at the family’s pace with personal items set aside first. Read how to clear a house after a bereavement if you are working out the order of things.
- Single heavy items: a wardrobe that will not come down the return stairs, a sofa, a cooker, a chest freezer. Our furniture removal page covers one-off pieces.
- House shares and bedsits being returned to a single dwelling, where several tenants’ leftovers need to go at once.
If you are a landlord doing this for the first time, this landlord guide to end-of-tenancy clearance sets out the sequence, and we can take the clearance step from there.
Access, parking and the practical bits
Kilmainham is a place where parking decides the plan. The South Circular Road, Inchicore Road and Mount Brown have bus lanes and clearway hours, Kilmainham Lane is narrow, and the residential streets behind are permit parking with cars on both kerbs. We agree the time with you, stop with the hazards on where it is legal to do so, and load in short runs. A rear lane or a loading bay changes everything, so tell us if you have one.
Houses here have narrow halls, steep return stairs and basements reached from the hall or the yard, so large pieces are dismantled where they stand and carried in parts. Apartments mean a lift booking, fobs and a management company that may want a copy of our insurance, all of which we sort out before the morning.
Traffic around St James’s Hospital and Heuston is heavy from early morning, and the Luas crossing at Suir Road and the junction at the Gaol can back up. We allow for it rather than pretend it is not there.
Why people in Kilmainham call us
There is no space for a skip on a Kilmainham street and most apartment blocks will not allow one, so a van that comes, loads and goes is the only practical way to clear a flat or a terrace here. Because we carry everything, nobody in the family or the letting office has to.
Everything we take is sorted: usable furniture and household goods go for reuse or donation, recyclable material is separated, and only the genuine waste goes to a licensed waste transfer station under our waste collection permit. We sweep up before we hand back the keys. If you want the detail, our post on what happens to items after a house clearance explains it.
Letting agents in Dublin 8 tend to want a flat turned around between one tenancy ending and the next viewing, and we work to that calendar, confirming the date and time in writing so the agent can plan the keys.
Kilmainham runs into Inchicore to the west and the Liberties and the city centre to the east, with Rialto and Drimnagh across the canal to the south. We cover all of Dublin 8 from our Dublin base and will happily do a flat in Kilmainham and a parent’s house in Crumlin on the same day.
