Clearing homes and flats in Ballsbridge
Ballsbridge grew up around the bridge over the Dodder where Pembroke Road meets Merrion Road, and most of what stands there today went up in the second half of the nineteenth century. Pembroke Road, Elgin Road, Raglan Road, Clyde Road and Wellington Road are lined with tall redbricks, often three storeys over a basement with a return at the back and a mews lane behind.
Very few of those houses are still one home. Over the decades they have been carved into flats and bedsits, taken over as offices and consultancies, or bought by embassies, so a clearance here might be a basement flat, a top-floor office or a whole house that is finally being sold on. Along Shelbourne Road, Lansdowne Road and Merrion Road there are also purpose-built apartment blocks, where the job depends on the lift, the loading bay and the management company’s rules.
We handle house clearance in Ballsbridge for all of these. The questions we ask up front are the same every time: which floor, is there a lift or a rear lane, and where can the van stand.

What we clear in Ballsbridge
- Flats in converted houses: a basement or top-floor flat on Pembroke Road or Elgin Road, cleared between tenants or at the end of a long tenancy. Our apartment clearance page covers how we work in shared buildings.
- Whole houses on the big roads when a family finally sells after decades, including the basement, the return and the mews or garage at the back.
- Bereavement clearances, often arranged by a son or daughter living abroad. We send photos as we go and liaise with the solicitor or estate agent if asked.
- Offices and consulting rooms in the converted houses off Merrion Road and Pembroke Road: desks, filing cabinets, partitions and old IT equipment. See office clearance.
- Apartment contents in the blocks around Shelbourne Road and Lansdowne Road, where we book the lift and keep to the building’s hours.

Access, parking and the practical bits
Parking is the first thing to sort in Ballsbridge. Most residential roads are residents’ permit or pay-and-display, and on a rugby weekend at the Aviva or a show day at the RDS the whole area fills up early. We check the fixtures before we book a Saturday and, where we can, we load from the mews lane behind the house rather than the front.
The houses have their own quirks: a flight of granite steps to the hall door, a narrow return staircase down to the basement, and original plasterwork and banisters we take care around. In the apartment blocks we need the lift booked, a spot by the entrance or in the loading bay, and a name at the management company if they want notice.
You do not need to sort or bag anything before we come. Set aside what you are keeping, point us at the rest, and we carry it out, load it and sweep up.
Why people in Ballsbridge call us
A good share of our Ballsbridge enquiries come from people who are not in the house themselves: an executor, a letting agent on Merrion Road, or a family member abroad arranging things for parents. One customer put it like this: “As I reside abroad, it was reassuring to know that the team was managing everything efficiently and providing assistance to my parents on-site.” — Mark, Ballsbridge.
We are a permit-holding waste carrier (NWCPO-25-13287-01), fully insured, and based a short drive away in Dublin. Usable furniture is set aside for reuse or donation, recyclables are separated and the rest goes to a licensed transfer station. If you want to know more about what happens to items after a clearance, we have written it up honestly.
We also cover Donnybrook next door, Booterstown down the Merrion Road and the city centre, so a job that runs from a flat in town to a parent’s house in Dublin 4 is one booking.
