House Clearance in Donnybrook

Donnybrook is where Dublin 4 starts to feel suburban, with big Victorian houses on Eglinton Road, Morehampton Road and Belmont Avenue, apartment blocks along Donnybrook Road, and a steady turnover of rented houses and flats serving UCD a short walk up the Stillorgan Road. We clear all of them, and we know the bus corridor and the parking well enough to plan the van around them.

Clearing homes and flats in Donnybrook

Donnybrook stretches from the Dodder and Herbert Park on one side to the Stillorgan Road on the other, with Donnybrook Road running through the middle as one of the busiest bus corridors in the city. Eglinton Road is the grand end: detached and semi-detached Victorian and Edwardian houses on big plots, many still family homes.

Morehampton Road has tall redbrick terraces, a good number of them converted into flats, offices and guesthouses over the years. Belmont Avenue, Marlborough Road and the smaller roads off them have neat Victorian terraces and cottages.

Then there is the rental stock. With UCD’s Belfield campus just up the road, Donnybrook has a large population of students and staff in shared houses and apartments, and those properties turn over every summer. Add the apartment developments along Donnybrook Road and around Herbert Park and you have an area where a clearance might be anything from a bedsit to a six-bedroom house.

Between UCD and the RTÉ campus on the Stillorgan Road there is also a working population that rents here year-round, not just in term time, so the turnover never really stops.

We handle house clearance in Donnybrook across that whole range, with the same two-person crew and van.

What we clear in Donnybrook

  • End-of-year student lets: beds, desks, broken chairs, mattresses and bags of leftover belongings, cleared quickly so the landlord can repaint before September.
  • Apartments on Donnybrook Road and near Herbert Park, including apartment clearances between tenants where we work with the management company.
  • Family homes on Eglinton Road and the roads off it, cleared for sale or after a death. See bereavement clearance for how we approach a sensitive job.
  • Offices and consulting rooms in converted houses on Morehampton Road, from a single room to a whole floor.
  • Guesthouse rooms on Morehampton Road when an owner retires or converts the building back to a single house: beds, wardrobes and years of linen.
  • Bulky single items: a sofa that will not go back down the stairs, an old cooker, a treadmill, a wardrobe.

If the carpets in a let need doing once the furniture is out, end-of-tenancy carpet cleaning is a separate job from the clearance.

Access, parking and the practical bits

Donnybrook Road is a bus corridor with bus lanes and clearways, so we do not stop on it. For houses and apartments fronting the main road we use the side streets, a rear lane or the building’s own car park. Eglinton Road and Belmont Avenue are residents’ permit parking, which is fine for a van with hazards on while we load.

Energia Park brings crowds on match days and the Aviva is close enough that big internationals clog the whole of Dublin 4, so we check fixtures before booking a Saturday here.

Beaver Row and the lanes down to the Dodder are narrow, and some houses there have no frontage a van can stop at, so we agree a loading point on the nearest side street in advance.

The converted houses on Morehampton Road have the usual period-house issues: a long flight of steps to the hall door, a narrow return stairs and a basement flat with its own entrance below street level. We carry everything by hand and protect the shared hallway as we go.

Why people in Donnybrook call us

Landlords and letting agents call us because the rental cycle in Donnybrook is relentless and a house that is not cleared and repainted by late August sits empty. Families clearing a long-held home on Eglinton Road or Marlborough Road are the other half, and they get a slower, more careful job.

A lot of the people booking are not local: a parent elsewhere in the country sorting out a student house, an executor abroad, or an agent with a dozen properties on the go. We work with keyholders and send photos so nobody has to travel to check.

We are a permit-holding waste carrier (NWCPO-25-13287-01), fully insured and based in Dublin. Usable furniture goes for reuse or donation, recyclables are separated and the remainder goes to a licensed transfer station. If you are trying to decide between us and a skip on a Dublin 4 street, our house clearance versus skip hire article is worth five minutes.

We also cover Ballsbridge next door, Rathmines through Ranelagh and Dartry over the Dodder, so a job that involves two properties is one call.

House clearance in Donnybrook: your questions

Our student house near UCD has to be empty and repainted before the new tenants arrive. How quickly can you turn it around?

Late summer is when student houses across Dublin 4 change hands, so book as early as you can. A shared house of four or five bedrooms is usually a single day. Arrange a key, tell us what furniture stays, and we will clear and photograph the rest without you needing to be there.

The apartment is on Donnybrook Road. Where will the van park?

Not on the road, which is a bus corridor. Most blocks have an underground or rear car park with a loading area, and if not we use the nearest side street. Give us the block name and we will sort access with the management company in advance.

My father's house on Eglinton Road is full and we are not ready to rush. Can you work in stages?

Yes. Some families want one room cleared at a time over several weeks; others want a single visit when they are ready. We will do either, and we set aside anything that looks personal or valuable as we go. There is no pressure from our side.

Do you clear offices in Donnybrook as well as homes?

We do. Several of the converted houses on Morehampton Road have professional offices on the lower floors, and we clear desks, chairs, filing cabinets and old IT equipment, usually early in the morning or on a Saturday so staff are not disrupted. Ask us first about confidential paperwork and we will tell you how we handle it.

The flat is on the top floor of a converted house on Morehampton Road, with no lift. How do you manage that?

It just takes longer. Everything comes down the shared stairs by hand, wardrobes and bed frames are taken apart in the flat, and we cover the banisters and hall carpet on the way. Morehampton Road is a busy bus route, so we load from the nearest side street, and it helps to let the other residents know the date.

We are turning a Donnybrook house that was divided into bedsits back into one home. Can you clear every unit?

Yes. A former bedsit house means several of everything: beds, wardrobes, small fridges, cookers and a kitchen's worth of pots in each unit, so it is usually more than one van load. We work from the top floor down and quote for the whole building rather than room by room.

My son is moving out of a shared house in Donnybrook. Can you clear just his room?

Yes. A single room in a shared house near UCD is a small job, and we take only what you tell us is his, so check with the landlord and housemates that we can come in. Send a photo of the room and arrange a key, or a time when someone will be home.

The garden behind the Eglinton Road house is big and overgrown. Will you clear that as well?

We clear the garden's contents: furniture, pots, old tools, bikes and the shed itself if it is timber or metal. Heavy green waste such as cut hedges, branches and soil is a job for a skip or a garden waste service rather than a clearance van, and we can point you in the right direction. Tell us roughly what is out there when you send photos.

Can you take a single wardrobe from a Victorian terrace on Belmont Avenue?

Yes. The terraces on Belmont Avenue and the roads around it tend to have narrow halls and tight turns on the stairs, so a big wardrobe usually comes apart in the bedroom and goes out in sections. We stop close by with the hazards on for a quick load, and a single item is quoted on its own from a photo.

Our apartment beside Herbert Park only allows contractors in on weekdays. Can you work with that?

Easily. Weekday mornings suit Donnybrook anyway, because Saturday fixtures at Energia Park and the Aviva can fill the surrounding roads. We agree the slot and any lift booking with the managing agent, bring covers for the lift and load from the block's own set-down area.
