Clearing homes in Rathcoole and Saggart
Rathcoole kept its village shape longer than most places this close to Dublin. Main Street still runs through the middle, the N7 takes the traffic past, and the housing is a mix: older houses on and around Main Street, estates built from the 1970s onwards, Forest Hills among them, and larger detached houses on big sites along the roads that climb south towards Slade Valley and Windmill Hill. Saggart next door has grown faster in the last twenty years, with the Luas red line ending there and new estates between the two villages.
Those detached houses on big plots are what make Rathcoole different from a suburban clearance. A family that has lived on an acre for forty years has filled the garage, a workshop, a stable block converted to storage and a shed or two, as well as the house. The house itself might be the smaller half of the job.
We come as two people with a box van and quote from your photos or a walk-through. On a big site we will tell you honestly whether it is one day or two.

What we clear in Rathcoole
- Full house clearances of estate homes and detached houses before a sale, including every outbuilding on the site.
- Garages, workshops and sheds, which on a Rathcoole site can be a job in themselves. Our garage clearance and shed clearance pages cover what we take and what to ask us about first.
- Attics, converted or floored, often with a fixed stair and decades of boxes.
- Bereavement clearances, worked slowly, with the executor’s items set aside before anything else moves.
- Downsizing moves, when a couple leaves a big house on the hill for something in the village or Citywest and most of the furniture is not going with them.
- Single items: a sofa, a wardrobe, white goods, the trampoline nobody has used in years.
Builder’s rubble, soil and bulk garden waste are skip-type waste rather than van work, and are better suited to a skip or a builder’s waste collection. We are happy to split a job that way, with us taking the house and outbuildings and the skip or waste service taking the heavy waste.
Access, parking and the practical bits
Access is rarely a problem in Rathcoole. Estate houses have driveways, and the detached houses have gravel drives and yards where the van reverses right up to the garage or stable door. The things that slow us are gates that have not been opened in years, long gravel runs in wet weather and the sheer quantity of what comes out of an outbuilding.
Main Street and the roads around the village are tighter, with on-street parking and a school, so for an address in the village we park with the hazards on and carry. The N7 is heavy in the morning towards Dublin and in the evening coming out, and we plan around it rather than sit in it.
From our Dublin base we come round the M50 and out the N7, and Saggart, Citywest and Newcastle are all within a few minutes if a job spans two addresses.
Why people in Rathcoole call us
A skip works for some of a Rathcoole site and not for the rest. The rubble and the garden waste suit a skip; the furniture, the mattresses, the fridge in the garage and forty years of belongings do not, and you would still be carrying all of it across the yard yourself. Two people who load from the door and separate as they go is the practical way to empty a house and its outbuildings in one go.
We hold a waste collection permit, and what we take is sorted: furniture and household goods in good order are kept for reuse or donation, metals and recyclables are separated, and the remainder goes to a licensed waste transfer station. Our article on how to prepare for a house clearance is worth a read before we arrive, especially for a big site with several buildings.
Many Rathcoole clearances are for families whose parents moved out from the city decades ago for the space, and the children now live back in the suburbs or abroad. We can run the job with one person on site and the rest on WhatsApp.
Rathcoole sits beside Citywest and Saggart, with Clondalkin and Tallaght back along the N7 and the Kildare towns beyond, and we cover all of them as one run.
