The houses are two-storey terraces and semis with a front garden and a long back garden, on a grid of roads running off Ballyfermot Road and Kylemore Road: Le Fanu Road, Decies Road, Landen Road, Blackditch Road and Cloverhill Road among them. Cherry Orchard, further west, came later with its own mix of houses and flats.

Because so many houses were bought under tenant purchase, Ballyfermot has a very high share of owner-occupied homes that have been in the same family since the keys were first handed over. Ballyfermot Road and Kylemore Road carry a lot of traffic through the day, and the roads around the civic centre and the shops are slow at school times. The Chapelizod bypass and the Naas Road put us on the M50 quickly, so getting here from our Dublin base is no trouble.

My mother's house on Le Fanu Road has not had anything thrown out in fifty years. Where do we even start?

Start by sending us photos of each room, the shed and the attic hatch, and we will tell you what the job involves. On the day we work room by room, keeping anything personal or valuable to one side for you, and taking everything else. You do not need to bag or sort beforehand; most families find that trying to do so is what delays them.

The house is being handed back to the council rather than sold. Do you clear those?

Yes. Where a tenancy ends and the house is going back to Dublin City Council, it needs to be emptied of furniture, carpets and belongings, and we do that in the same way as for a private sale. Tell us if there is a date for the inspection and we will work to it.

My uncle's house is hoarded and he does not want the neighbours to know. How do you keep it quiet?

We park outside like any other van, work steadily and do not discuss the job with anyone but you. A hoarded house is cleared room by room without comment, with documents, money, photographs and anything that looks personal set aside, and we ask before anything doubtful goes on the van. Can you take the shed and the lean-to as well? They are both packed.

We can. Ballyfermot gardens are long and most have a shed and often a lean-to or a second shed behind it, and we load them through the side passage on end houses or through the hall on mid-terrace ones. Tools, bikes, timber, old garden furniture and general clutter all go; gas cylinders and chemicals are the things to mention first.

There are old tiles under the lino in our Ballyfermot house. Will you lift those as well?

We lift carpets, underlay and loose lino, but we leave old floor tiles and the black adhesive under them where they are. Floor tiles of the age found in many Ballyfermot houses can contain asbestos, which needs a specialist survey and contractor rather than a clearance crew. If you are not sure what is under the lino, send a photo and ask us first.

Mam is moving into a nursing home and wants to pick what she keeps from her Ballyfermot house. Can she be there while you work?

Of course. We can do a first visit with her there, taking only what she is happy to let go, and come back for the rest once the family has had time to sort through it. Anything going with her or to family can be gathered in the front room so nothing is loaded by mistake.

I live in Australia and a neighbour on the road has the key to Dad's house in Ballyfermot. Is that enough for you to go ahead?

Yes, that is all we need. We agree with you by WhatsApp what is staying, collect the key from the neighbour on the morning, and send photos as each room is cleared, allowing for the time difference. When the house is empty we lock up and drop the key back to the same door.

Could you clear my nan's house in Ballyfermot and my own flat in Inchicore together?

Yes, once they are disconnected. Kitchen units, worktops, a bath, toilet and basin come out like furniture after a plumber has capped the water, and the old cooker and fridge go for recycling with the other appliances. Plaster, wall tiles and builder's rubble are a skip-type load, so leave those for the builder or ask us first.

Do you cover Cherry Orchard and the apartments around Park West as well?

Yes. Cherry Orchard and the newer blocks around Park West and Cherry Orchard station are part of the same patch as the rest of Ballyfermot. The apartments mean lifts, fobs and a management company to notify, while the Cherry Orchard houses clear like any other house in the area, through the hall or the side passage.
