Clearing homes in Cabinteely
Cabinteely village is a handful of pubs and shops on the Old Bray Road, with Cabinteely Park and its eighteenth-century house behind it. The N11 dual carriageway took the through traffic away decades ago, and the land on either side filled up with estates: Granitefield, Clonkeen, the roads off Johnstown Road and Brennanstown Road, and the houses climbing towards Killiney on Rochestown Avenue. Most are 1960s to 1980s semi-ds and terraces with a drive and a garage.
Along the N11 and at the Cherrywood end there are newer apartment developments, and the M50 junction at Carrickmines is a few minutes away, which is why the area attracts people who commute in both directions. Cornelscourt and Foxrock are next door on one side, Loughlinstown and Killiney on the other, and Deansgrange and Dún Laoghaire are a short drive north.
The estates were built for families who are now in their seventies and eighties, so the bulk of our Cabinteely work is clearing houses that have been home to the same people for forty or fifty years, often with an adult child organising it from another county or another country.

What we clear in Cabinteely
- Family homes in Granitefield, Clonkeen and the Johnstown Road estates, cleared before a sale or a letting. A full house clearance of a three-bed semi-d is usually a one-day job.
- Garages, which in these estates have rarely held a car since the 1980s and are full of everything else. Our garage clearance page explains the approach.
- Apartments in the newer blocks near the N11 and Cherrywood, cleared between tenants or after a sale.
- End-of-tenancy clear outs for landlords, where the last tenant’s furniture, mattresses and bags need to be gone before the next viewing.
- Single items: a sofa, a fridge-freezer, a wardrobe, garden furniture that has seen better days.
Landlords turning over a rental will find this end-of-tenancy clearance guide for landlords useful for the order of jobs.
Access, parking and the practical bits
The estate roads in Cabinteely are reasonably wide and most houses have a driveway, so we pull in and load from the door. Where the drive has been paved over for two cars or the house is on a corner, we park on the road for an hour or two with the hazards on, and nobody minds.
The apartment blocks need a bit more organising. Most have a management company that wants to know a van is coming, some have a barrier-controlled car park a box van will not fit under and the lift may need to be covered. Give us the block and the management contact when you send photos and we will arrange it.
Cabinteely Park draws a crowd on fine weekends and the car park fills early, so for jobs near the park gates on Johnstown Road we prefer a weekday or an early Saturday start. The N11 itself is fine outside the morning and evening peaks.
Why people in Cabinteely call us
The two groups who call most are families clearing a parent’s home and landlords with a rental to turn around. For the first, the job is slow, careful and personal, and we set aside anything that looks like it should be checked before it goes anywhere. For the second, it is about speed and leaving the place empty and swept so the agent can get on with viewings.
In both cases the waste is handled properly. We are fully insured and hold Waste Collection Permit NWCPO-25-13287-01, usable furniture and goods are kept out of the waste stream for reuse or donation, recyclables are separated and the rest goes to a licensed waste transfer station. If you want to know what you should do before we arrive, our guide on how to prepare for a house clearance is short and practical, and the honest answer is not very much.
We also work across Foxrock, Killiney and Ballybrack, so if the job involves two addresses in the area we can do both in one day.
