Clearing homes in Knocklyon
Knocklyon sits on the slope between Templeogue and the foothills, and until the 1970s it was farmland with a handful of lanes and big houses. The estates came quickly after that: Idrone and Coolamber off Knocklyon Road, Orlagh and Castlefield higher up towards Scholarstown Road, Glenvara and the cul-de-sacs around the shopping centre. The M50 cut through in the early 2000s and gave the area its own junction at Firhouse.
The housing is consistent. Three- and four-bed semis and detached houses with a driveway for two cars, a garage at the side or built in, a pull-down attic ladder and a good-sized back garden. The people who bought them new raised families here, and a good number are now downsizing or passing on, which is when the house gets cleared for the first time.
We arrive as a two-person crew with a box van, having quoted from the photos you sent, and we carry, sort and dispose. The only preparation we ask for is that anything you are keeping is clearly separated from the rest.

What we clear in Knocklyon
- Complete house clearances before a sale or a renovation, with the garage, attic and shed included in the same visit.
- Garages that have become store rooms. Our garage clearance service covers them on their own as well as part of a house.
- Attics, which in Knocklyon houses are big enough to have swallowed thirty years of boxes. The attic clearance guide explains what to expect and what tends to turn up.
- Bereavement clearances, at the family’s pace, with photographs, documents and jewellery set aside for you to go through in your own time.
- Furniture removal when a single wardrobe or a whole dining set has to leave before the new one is delivered.
- Downsizing clear-outs when a couple is moving from a four-bed to an apartment and only a quarter of the furniture is going with them.
Access, parking and the practical bits
Knocklyon is about as straightforward as access gets. The van reverses onto the driveway, the garage door opens, and everything from the ground floor and garage goes straight into the back without touching the footpath. Side passages let us bring shed and garden contents round without going through the kitchen.
The estates are built on a hill, so some driveways in Orlagh and the roads off Scholarstown Road are steep, and a few of the older cul-de-sacs are tight for a box van to turn in. We manage, but it helps to know in advance, so mention the road when you book.
School-run traffic around St Colmcille’s and the shopping centre makes Knocklyon Road and Scholarstown Road slow between half eight and nine and again in the afternoon. We plan start times around it rather than sit in it.
Why people in Knocklyon call us
A Knocklyon house with a full garage and attic is rarely a one-skip job. By the time the furniture, mattresses, white goods and garage contents are counted, it is two or three skips, and you would still be carrying every item down the stairs and out to the driveway yourself. A crew of two who do the lifting, in one or two van loads, is simpler and usually works out better for a family who do not live locally.
Everything we take is separated on the van: usable furniture and household goods for reuse or donation, metals, cardboard and electrical items for recycling, and genuine waste to a licensed waste transfer station under our permit. Our guide to house clearance costs in Dublin sets out what drives the price so there are no surprises on the day.
Knocklyon borders Rathfarnham and Ballyboden on one side and Firhouse and Templeogue on the other, and we work all of them as one patch from our Dublin base. If the clearance also involves a relative’s apartment in Tallaght or a storage unit nearby, we can do both in the one day.
