Clearing homes in Templeogue
Templeogue was fields and a handful of big houses until the 1950s, and then it was built almost all at once. The estates that resulted, Springfield, Orwell Park, Templeville, Cypress Grove, Glendown, Rossmore and the roads off Templeogue Road and Wellington Lane, are mainly three and four-bedroom semi-detached houses with a garage to the side, a driveway in front and a long garden behind. Many were bought new by couples starting out and have never changed hands.
The village on Templeogue Road is small, with a few shops, pubs and the bridge over the Dodder, and the area is bounded by Bushy Park and the river on the Terenure side and Tymon Park towards Tallaght. It is quiet, green and well kept, and it is now at the stage where the first generation of owners is moving on and the houses are being sold or passed to children.

Access, parking and the practical bits
Templeogue is one of the easier parts of Dublin for a van. Driveways are the norm, the estate roads are wide and pay parking is not an issue, so we usually reverse up to the garage or the front door and load directly. A side passage to the back garden means the shed and garden items come out without going through the house.
The two things that slow a Templeogue job are the attic and the volume. Attic hatches are standard-sized, so wardrobes that were assembled up there come down in pieces, and a house that has been lived in since the 1960s simply holds more than it looks like from the hall. We allow for both when we quote from your photographs.
Templeogue Road is busy at school times and around the village, so for a house on the main road we start a little later. Otherwise there is little to plan: set aside what you are keeping, and we do the rest.

The Templeogue call is usually from a son or daughter arranging the sale of the family home, sometimes while a parent moves into a smaller place or into care. They want the house emptied respectfully, the garage and attic dealt with in the same visit, and a clear answer on what it will cost before anyone arrives.
