Clearing homes and flats around Doyle’s Corner
Phibsborough grew along the North Circular Road and the old Phibsborough Road in the second half of the 1800s, and the housing shows its age in the best way. The North Circular has three-storey redbricks over basements, many long since divided into flats. Behind them, Connaught Street, Leinster Street North and Munster Street are rows of neat two-storey terraces, and Great Western Square has the railway cottages. The Royal Canal cuts across the top at Cross Guns Bridge, with Glasnevin beyond and Cabra to the west.
Three big institutions shape who lives here. The Mater hospital sits just off the North Circular Road, Dalymount Park is in the middle of it all, and the TU Dublin campus at Grangegorman is a few minutes’ walk south. Add the Luas stop beside the shopping centre and you have a suburb full of hospital staff, students, young renters and long-standing families all at once.
So the clearances we do in Dublin 7 vary. It is a one-bed flat on the North Circular one week and a terraced house on Connaught Street that has been in one family since the 1950s the next.

What we clear in Phibsborough
- Flats and bedsits between tenants, meaning beds, mattresses, wardrobes, kitchen bits and whatever was left behind. See our apartment clearance service.
- Whole converted houses when a landlord sells up or brings a pre-63 building back to a single home.
- Family terraces on the smaller streets being cleared after a death or a move to a nursing home. We handle bereavement clearances at the family’s pace.
- Awkward single items, such as a sofa that will not go back down the stairs it came up, a fridge, a piano or a cast-iron bath after a renovation.
- Attics, basements and back yards, which in old houses hold everything the flats upstairs could not.
If a flat needs its carpets done once we have emptied it, end-of-tenancy carpet cleaning is a separate service to arrange for after the clearance.
Parking, clearways and stairs
Nobody clears a house in Phibsborough without thinking about the van first. The North Circular Road is a clearway at peak hours, Phibsborough Road is a bus corridor, and nearly every side street is residents’ permit or pay-and-display. The van parks as close to the door as the rules allow, hazards on, and we load without hanging about. Where a house has a basement entrance or a side passage, we use it and keep the main hall free.
Match nights at Dalymount and busy days around the Mater both slow things down, so we plan around them with you rather than finding out on the morning.
Inside the converted houses, expect a long carry of three or four floors, a return and narrow landings. We bring two people for every job and carry by hand. Tell us the floor, whether the hall is shared and, in a newer block, whether the lift is working, and we will quote for the real job.
Why landlords and families in Dublin 7 call us
A skip is almost never the answer in Phibsborough. There is nowhere to put it, it needs a permit on the public road, and the stuff still has to be carried out to it. A two-person crew and a box van does the carrying, sorts what can be reused or recycled from what goes to a licensed transfer station, and leaves the street as it found it. Our house clearance versus skip hire article goes through the comparison properly.
Landlords also call because an empty flat earns nothing, and because we can quote a unit from photos sent on WhatsApp without anyone needing to be there. Our note on preparing for a house clearance covers what to do beforehand.
Insurance and a current Waste Collection Permit are both in place, and you are welcome to ask for them. Phibsborough borders Drumcondra to the east and the city centre to the south, with Cabra and Glasnevin on the other sides, and we work all of them. The North Dublin page takes in the rest of the north side.
